A website to link prospective buyers and sellers of properties.
In this website, prospective buyers and sellers paid $100 (one –time) to access the website. Buyers have the benefits of viewing as many properties as possible. Sellers can upload their photos of properties to sell their properties with benefits and amenities and advantages of their properties. Contact details are given based on the individual preference. It could be email, msn, phone or other sources.
There will be strictly no agents allowed in this website as the purpose of this website is to lower the cost for buyers and sellers of properties. There will be no commission payable as there is no third party involved and seller and buyer liaise direct.
The success of this website will depend on the ability of the website to capture a overwhelming portion of the sales transactions. As long as a critical mass is reached, say 30% of the market, the website may be able to capture the rest of the market. Buyers and sellers will prefer this to agent as it save them time and money to engage an agent. This will also lower their transaction cost and save them thousands of dollars. Sellers who do not have time to show their properties may engage part time maid or students to show their flats to prospective buyers. The success of this website will eliminate property agents as middle man in the transactions.

Your idea is actually pretty big. Like real big, not just in scope but the detail as well.
I don't know much about real estate, however, i think there are a lot or rules, regulations. That's why people have to go through agents. You should find out what these agents know, because for property, there are a few legal barriers, and formal procedures to go through. Failure to comply with the rules can spell disaster. Either you learn what the agents know, get an agent to help you with the site, or are you yourself an agent?
That aside, the only problems i foresee are the usual problems starting a business.

I've used such websites myself before but found it really frustrating because every piece of property has a different characteristic that makes the searches hard to narrow down to.
For example, when I went looking for space for a therapy centre, I had to describe to my agent what kind of space I needed, what I intended to do with the space (I'm a certified clinical hypnotherapist, and many people don't know what that is), where the walls had to be, the windows etc etc.'
But I know there was a site recently set up (hey, it might have been you who set it up!) and they are doing REALLY well. They started off as a free site, but are going to convert it to a paid site soon. Agents are the ones mostly posting.
Maybe don't cut the agents out, make it a platform for the agents to get access to the general public. Agents would be your main clients
